Prep-For-Sale Program

This is initial phase of my proven homes sales program. The review begins with me performing a detailed review of the items noted below. It identifies items in the home that are in need of repair that would detract from its presentation and marketability, ensuring the home is ready for Buyer tours and Inspection.

 

This review, as well as labor for standard program repairs is provided at no cost. Significant repair or replacement of major systems and components is the responsibility of the Owner.  However, identification of vendors and oversight to perform the repairs is provided with the program.

Attic

  • Check for signs of roof leaks

  • Check for rodent activity

Bath, Kitchen and Laundry Rooms

  • Condition of grout and caulking

  • Check of sinks and toilets for leak and  proper operation

  • Toilet paper and towel bars

  • Washing machine and dryer connections


Electrical

  • Operation and condition of light switches and wall receptacles

  • Testing of GFIC receptacles

  • Operation of doorbell

 

Exterior Inspection

  • Visual check of chimney, doors, roof, siding and windows

 

Garage Doors

  • Door components and operation

  • System lubrication​

 

Plumbing Repair
Garage door opener repair
Smoke detector battery replacement

Hot Water Heater

  • Check of components


HVAC Systems

  • Visual inspection of system

  • Filter replacement

  • Condensate pumps and lines

  • Check of setback thermostats

 

Interior Inspection

  • Ceilings, floors and walls

  • Door hinges and knobs

  • Cabinet hinge and drawer operation
     

Lighting

  • Replacement of bulbs on
    readily accessible fixtures
     

Smoke Detectors

  • Check of operation and battery
